3 Ways to Distinguish your Coral Gables Listing from the Competition

As a seller one of your biggest jobs is creating a listing that will grab attention while giving an informative description of the home you are trying to sell. You’ll need to be able to not only set aside your emotions, but be prepared to be straight-forward and to the point. The listing is your first chance to make an impression on potential buyers so you’ll want to put your best foot forward and think from a marketing perspective. We’ve put together three tips that we think will help you sell you set your home apart from the competition.

What’s your top selling point?

Take a look at the homes nearby that are similar to yours; what stands out most? What are the appealing features that stand out about your home that beat the competition? You should know the answer pretty quickly, highlight it in your listing. Let the public know what makes your home worth seeing. Keep in mind that potential buyers may see 10-12 new listings a day in emails sent directly to their mobile device, meaning you only have a few seconds to grab their attention. Put your top selling points at the top of the listing, within the first two paragraphs. This way if they see something appealing while they scan emails in a meeting they will remember to revisit your listing when they have more time later.

Keep it short and simple

With so many listings out there flying at buyers you only have a few seconds or minutes to grab a buyer’s attention. This means that you’ll have a short window of time to pull them in, be short and to the point with your listing. Since the listing will also include photos you should try to keep your copy around 250 words if possible. You aren’t writing the next great American novel, give enough information that allows the buyer to decide if they want to see the home in person to learn more. B

Bullet points direct attention

Since you’ll only be giving a handful of details with potential buyers you can afford to be a bit creative with your listing. Try using bullet points or highlights to make an easy to scan list that will naturally draw the readers eye to the details you most want them to know, such as:

  • Location
  • Number of bathrooms and bedrooms
  • Lot size
  • School district
  • Square footage

The location, size and condition of your home are what will sell it, not the listing. But the listing can help to garner attention toward your property and toward an eventual sale. Using these three tips you can create a concise listing with photos and bullet points that bring the buyers to you.
