Whether you have children or plan to in the future schools in the area you purchase your next home matter. There are a lot of things to consider when searching for the right property: size, number of rooms, proximity to work, and safety, etc. You also need to consider the school districts nearby even if you never plan to have children of your own. Schools in the area have an impact on the price you pay, resale value later, and quality of the neighborhood.
Here are a few of the reasons the school districts help make the Coral Gables area a great place to put down roots.
School Districts Preserve Market Values
While it’s true that you’ll pay a bit more for a home located in a great school district, it often means that the home will actually be worth a little more because the overall quality of the neighborhood is typically better. This is because more families have moved to the area, have paid to live there, and care about what happens to the surrounding neighborhood thus improving the home values in the entire neighborhood.
Resale Values will be Better
Typically homes in better school districts sell faster, because parents will always want the best possible school district for their children and will always want the best neighborhoods for them to grow up in. This means that homes in good districts will typically sell faster and for more money. As a buyer you should also be thinking like a seller and the future, whether you plan to live in your next home 10 years or a lifetime because life and plans change often. Homes in the Coral Gables, Florida area, for example, are not only near the University of Miami, but also several internationally recognized schools with some of the highest ratings in the entire state. This means that if you purchase a home in this area your resale value will be higher than many other areas of Florida and the quality of the area will be considerably better.
Safer Neighborhoods for Families
Since the people living in good school districts are typically families or family oriented, this often means safer neighborhoods for you and yours. This is due in large part to the increase in community involvement and the amount of caring families put into their neighborhood. In Coral Gables they have seen a 26% decrease in vehicle burglary and a 54% reduction in residential burglaries in the last five years alone, due to their increase in community support, action, and the implementation of more police patrols in the area. When searching for your next home it’s worth taking a look at current crime statistics and reports in the areas and school districts that you are interested in moving to.
Overall good school districts translate to better neighborhoods, more community feel, safer areas, and higher resale values; even if you have a pay a little more to live there. The benefits far outweigh the costs.
